Title

Title examiner with builder and commercial experience is responsible for researching, analyzing, and verifying public records for both residential construction projects and complex commercial real estate transactions. This role requires a deep understanding of local law, land records, and legal documentation specific to builder developments and commercial properties.

Key Responsibilities:

  • Conduct thorough title searches and examinations of public records, including deeds, mortgages, liens, judgments, easements, leases, and plat maps, for both builder (new construction) and commercial property transactions.

  • Analyze and abstract records to determine ownership history, legal restrictions, and verify the accuracy of legal descriptions for properties, including multi-site and large-scale developments.

  • Identify and resolve title issues, such as encumbrances or discrepancies, that may affect the marketability or transfer of property ownership.

  • Prepare comprehensive title reports, commitments, and insurance policies, summarizing findings and highlighting any risks or requirements for closing.

  • Collaborate with builders, developers, attorneys, surveyors, lenders, and other stakeholders to address title-related matters and facilitate smooth real estate transactions.

  • Stay current with relevant laws, regulations, and industry standards affecting builder and commercial real estate transactions.

  • Provide expert guidance and customer service to clients regarding title status, legal implications, and solutions to complex title issues.

Required Skills and Experience:
